A.P. NAREDCO applauds urban development, revenue reforms

Office-bearers of the AP unit of National Real Estate Development Corporation (NAREDCO) on Sunday (March 2) welcomed the series of transformative reforms introduced by the State government, aimed at streamlining urban development and revenue processes. These policy changes, they said, focused on ease of doing business, faster approvals, and regulatory transparency, would boost the real estate and infrastructure sectors.

At a press meet held in Vijayawada, Gadde Chakradhar, president of NAREDCO Andhra Pradesh, emphasised that reduction of the minimum road width requirement from 40ft to 30ft would help regulate unauthorised layouts and promote better planning. He also lauded the approval of podium parking, which would reduce the financial burden on developers who previously had to invest heavily in constructing cellar parking.

Mr. Chakradhar welcomed the upgrading of DPMS software, which, he said, would help speed up approvals and minimise bureaucratic delays. He also praised the introduction of a new transparent TDR process, allowing developers to utilise TDR on the same site where land is lost due to road widening.

Speaking about the growth potential in Andhra Pradesh’s real estate sector, he said now was the ideal time to invest in residential properties or layout plots in Andhra Pradesh. With the State government’s visionary development policies and initiatives, the real estate sector was poised for significant growth.”

State executive vice-president P. Kiran emphasised the need for further policy adjustments to create a more developer-friendly environment. He pointed out that removing floor height restrictions for non-high-rise buildings would provide better internal space utilisation and ensure improved efficiency in planning.

Secretary general M. Seetaramaiah spoke about the need for seamless coordination between various departments to improve approval processes. He pointed out that the government was working on a single-window system, integrating Municipal Administration and Urban Development, Fire, Revenue, and Airports departments, a move that aligned with the goal of streamlining governance.

Treasurer Chava Ramesh Babu highlighted the financial relief provided by these reforms, while president (Central Zone) Sandeep Mandava addressed key concerns in the revenue sector. He called for reforms in land mutation processes, updates to registration software, and uniform charges for family partition deeds.
